BEACON KNOLL HOMEOWNER’S ASSOCIATION
January 13, 2012
NOTICE OF ANNUAL HOA MEETING
To Beacon Knoll and Beacon Knoll Villa Residents:
On Saturday, January 28th, 2012 at 2 pm, our annual Homeowners
Association meeting will be held at the Clubhouse. Attached is a copy of
the meeting agenda and proposed budget for your review. If you cannot
attend the meeting, please fill out the attached proxy form and vote either
for the budget or against it. Return the completed proxy form to Board
Secretary Tom Kilheeney at kilheeneyt@yahoo.com or BKHOA, P.O. Box
3233, Fort Mill, SC 29708 by January 23, 2012.

If you plan to attend the meeting in person, DO NOT fill out the proxy.
There are two Homeowners Association Board 3-year term positions that
need to be filled in 2012. The board meets once a month and carries out
the duties and responsibilities defined in the HOA Covenants and Bylaws.
Current Board members Peter Quinlan and Michael Ware intend to run
again. If you would like to run for a Board position, please submit your
name to Board Secretary Tom Kilheeney at kilheeneyt@yahoo.com or
BKHOA, P.O. Box 3233, Fort Mill, SC 29708 by January 23, 2012 in order
to include it on the ballot.

BEACON KNOLL HOMEOWNERS ASSOCIATION

To All Residents of Beacon Knoll and Beacon Knoll Villas:
In accordance with Article 10.11 of the Beacon Knoll Home Owners Association
Covenants, “No pet shall be allowed to make an unreasonable amount of noise or to
become a nuisance. The Board shall have the right to require the owner of a particular
pet to remove such pet from the Development if such a pet is found to be a nuisance or
to be in violation of the pet restrictions adopted by the Association. The Board shall have
the further right to fine any Owner for the violation.”

In addition, York County law forbids pet actions including excessive barking, molesting
passersby, chasing vehicles, attacking other domestic animals, damaging property and
trespassing on private property.
 
Accordingly, the Beacon Knoll HOA Board issues the following direction to HOA
Members effective December 30, 2011 regarding nuisance pets:
 
Talk to the Pet Owner: Notify the pet owner of the nuisance and discuss your
expectations for correcting the problem. If the pet owner does not correct the
problem, promptly contact York County Animal Control and notify the BK HOA
Board.
 
Notify York County Animal Control: Contact Animal Control (803) 628-3190 to
sign a nuisance complaint. This allows Animal Control to contact the pet owner to
correct the problem. Details are provided at the Animal Control website:

BK HOA Board: If the problem is not corrected with assistance from Animal Control,
contact the HOA Board. As appropriate, the Board will take action in accordance with
the HOA Covenants.
 
Penalties: The penalty for failure to control a nuisance pet shall not exceed $50.00
for each occurrence.
 
Finally, please be thoughtful of your neighbors and immediately scoop up any waste
your pet leaves on their property or HOA common areas, and dispose of properly.

Beacon Knoll Security 
 
The Board of Directors of Beacon Knoll HOA has authorized and completed installation of security cameras at the main entrance and around the clubhouse pool and tennis courts. The purpose of these cameras is to discourage persons who may have intent to damage, tamper with, or invade the property of residents or common areas in the Beacon Knoll community. This system of security can only be effective if the residents of Beacon Knoll are vigilant and aware of the ability to access video recordings in these critical areas.
The following responses apply if you see questionable activities or property damage in our community.
 
1) If a Beacon Knoll homeowner determines that there has been damage to personal property at their property or residence, it should be reported to the Sheriff. Include the approximate time and date of the incident. Make the Sheriff aware that there is a video record of vehicles entering and leaving the community. Contact anyone on the HOA security committee to arrange access to the video recordings.
2) If someone notices damage or mischief at the pool, clubhouse, or tennis courts the same process applies. If the event isn’t a police matter, contact the Security Committee who can scan the video recordings and identify the persons involved. If the persons involved are community residents, the Board of Directors will take action to appropriately deal with the HOA member(s) responsible for the individual(s) causing the damage.
3) If a homeowner notices questionable vehicles in the community, get a description of the vehicle and date and time of the incident and contact a Security Committee person who can scan the recordings and get a license number. Proper action will then be taken.
 
The intent of the security cameras isn’t to invade the privacy of the residents as they use the facilities but to discourage certain behavior and insure the protection of our residents. With everyone’s cooperation and awareness we can make Beacon Knoll and Beacon Knoll Villas a safe and pleasant community.

The homeowner's board now meets on the second Tuesday of the month at 7:00 pm.  If you have any issues that need to come up before the board, come to the meeting at that time.
