July 2017 Beacon Knoll HOA Newsletter
The 1st half of 2017 has come to a close and the Beacon Knoll Board would like to update our community on a number of items.
Financial Items –
  • July Month End Financial Summary – The HOA remains in excellent financial shape and as the 1st half of the year closes the HOA is slightly ahead of our income projections at with 56 percent of our projected income already collected.  Expenses are right on track at 50 percent of our budgeted total for the year spent in the first half of the year.  The projection for the balance of the year is to be slightly under budget for our expenses. 
  • HOA Account Balances.  Our account balances as of June 30 are:
  • Regular Operating Account - $39,722.23
  • Capital Reserve Account      - $32,006.00
  • Total                                      - $71,728.23
  • 2nd Half Assessments – as a reminder for residents in the homes section, 2nd half assessments are due by July 31.  Please make sure your payment is sent by the end of the month.
Pool Operations –
Pool season is in full swing and things are going very well.  Several improvements have been made including re-strapping the majority of the chairs and replacing the table tops.  We also have new umbrellas on order that should be more durable than those used in the past. 
  • We would ask all residents to make sure that the gates close behind you when you enter or leave the pool.  The gates should never be propped open per DHEC regulations.
  • Glass at the Pool – we continue to find or see glass containers at the pool.  Glass is strictly prohibited and there are multiple signs at the pool regarding glass.  Anyone found with a glass container will be asked to remove the container immediately.  Failure to do so may result in a fine and loss of pool priviledges.

HOA Projects- The HOA has a number of projects that are complete, underway or in the planning stages aimed at improving the Common Areas.  These include:
  • A stone façade was added to the retaining wall near the playground area.  This has greatly enhanced the appearance of this area.
  • Four oak trees were planted in the open space adjacent to the tennis court.  This will make this area more suitable as a possible site for an expanded playground area.
  • The Board is exploring options for moving the playground area and adding to the existing facilities.  This work is still in the planning stages but we hope to move a swing set and a slide that have been made available by Lakeview Church in the near future.
  • The Board has also begun to investigate options for enhancing the gazebo / pool entrance / grill area.  This area is in need of a significant upgrade as it is the main entrance for the pool and the gazebo / grill area is not large enough now that Beacon Knoll has grown to over 200 residences.  We have met with a contractor who is going to develop ideas and options for this area.
Overhanging Tree Limbs – The Board has received a number of requests regarding tree limbs that extend into or over the roads and are impacting lines of sight or contacting larger vehicles.  This is a significant issue for school buses and several bus drivers have contacted Beacon Knoll about this issue over the past year.  The HOA has contacted York County about limbs along Beacon Knoll Lane and LakePointe.  The County will trim any limbs that extend into the roadway if asked.  However, residents may want to take care of this issue immediately if you do not want the county to handle this work.  Limbs should be cut back behind the curbing up to approximately 15 feet to avoid contact with buses and larger vehicles.
Speed Limits – Please remember to watch your speed within Beacon Knoll.  This is an issue on Beacon Knoll Lane due to the volume of traffic and LakePoint due to the curves in the road.
